4. Listing Guidelines
Property owners who list on Flatbuch must:

- Not discriminate against prospective tenants based on protected characteristics
5. Prohibited Conduct
Users may not:

- Attempt to circumvent the platform to avoid fees
- Scrape, crawl, or use automated means to access the Service
- Upload malicious code or interfere with platform operations
6. Fees and Payments
Browsing listings and submitting inquiries is free for seekers. Property owners may be charged a success fee when a deal closes through our platform. All fees are communicated transparently before any obligation arises. Payments are processed securely through third-party payment providers.
7. Intellectual Property
All content on the Flatbuch platform — including text, graphics, logos, and software — is owned by or licensed to Flatbuch GmbH. User-submitted content (photos, descriptions) remains the property of the user, but you grant us a non-exclusive license to display it on the platform.
8. Disclaimer of Warranties
The Service is provided "as is" without warranties of any kind. We do not guarantee the accuracy of listings, the suitability of any property, or the reliability of any user. We are not responsible for any agreements made between users outside of our platform.
9. Limitation of Liability
To the maximum extent permitted by German law, Flatbuch GmbH shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Service. Our total liability shall not exceed the fees paid by you in the 12 months preceding the claim.
10. Dispute Resolution
These Terms are governed by the laws of the Federal Republic of Germany. Any disputes shall be resolved through the courts of Berlin. Before initiating legal proceedings, we encourage users to contact us to seek an amicable resolution.
11. Modifications
We may modify these Terms at any time. Material changes will be communicated via email or a prominent notice on the platform. Continued use of the Service after changes constitutes acceptance of the updated Terms.
